Cottonwood Creek Phase 1

Cottonwood Creek is a master planned community located just east of E-470 in the prairie grasslands of Aurora. At full build-out, the community anticipates approximately 3,800 housing units along with inviting park areas, abundant open spaces along trail corridors, and future school sites.

Currently, Cottonwood Creek is in the platting and entitlement portion of its first phase, Columbine Village, which is planned to account for 1,100 units. This phase includes a neighborhood park, pocket parks, a community center, and drainage areas that include open space trails & amenities. As municipalities have prioritized water conservation and pivoted away from expansive bluegrass lawn areas, Columbine Village’s landscape prioritizes reducing water consumption with native grasslands and other native plant species.
