Missing Middle Housing

Raritan Estates is a 1.81-acre redevelopment project in Adams County proposing the construction of 12 single-family paired homes, each with an ADU. The site design focuses on “missing middle” housing, which caters to households often overlooked in home design and planning, by creating modestly sized attached homes on smaller lots. Missing middle design features allow walkable, medium density, infill housing near public transportation and amenities.

The homes proposed at Raritan Estates are alley and side loaded products, with four two-story plans that range in size from 890 to 1,850 square feet, featuring contemporary and mountain modern elevation styles, full front porches, and open floor plans. With front and side loaded garages, the front elevations are more appealing and open to green space. Additionally, large covered front porches and small covered side porches maximize the outdoor living potential of these smaller lot homes.
